This paper presents an evaluation of structural condition and retrofit of reinforced concrete columns of a commercial building project that has been constructed in Sana’a city, the Capital of Yemen. A preliminary inspection and extensive investigation have been conducted to assess geometrical and material quality of the existing structural elements. Based on the present assessed structural characteristics, structural analysis has been carried out to find the optimal number of stories, taking into consideration the revised imposed loads on the structure. Retrofit of columns was proposed where higher punching stress was encountered in the mat foundation. The study has shown that the foundation resistance has been highly enhanced.
